Why is it a good time to buy? What are some of the key factors in renting vs owning a Maui home?

The key factors in deciding to rent vs own should be based on sound financial analysis of the buyers employment stability, the buyers ability to make a payment that not only includes a mortgage, but the taxes, insurance, and the ability to pay for any repairs to a home. A buyer has to have the ability to budget for things from termite tenting to a new roof. The buyer should have a clear goal of home ownership, their "5-7 year life plan" and receive professional advice from a REALTOR, mortgage lender, and a tax advisor prior to purchasing or even looking for a property. Too often renters make the error of comparing what they are paying in rent as compared to a mortgage and don't factor in all the other costs associated with buying a home. I want to look back with a client and have them thank me 5 years from now that they made a sound financial decision as well as an emotional one.

Interest rates are at HISTORIC lows. I recall refinancing on one of my homes and thinking I was lucky to get a 7% rate. People need to realize that if they can lock in now to a 30 year fixed rate under 5% that this is a huge benefit that won't last forever. It is rare in Maui Real Estate to have both the interest rate and prices both be this low as they are today. Home ownership can lead to security and stability for a buyer. It is a great piece of mind to know you can live in your Maui home for as long as you want to and not to have your landlord sell or renew your lease. You are able to personalize your Maui home or your Maui condo and receive the benefit of a mortgage interest tax deduction, and appreciation & something tangible for your investment. If you invest in the market and your stocks go down you don't have a tangible asset like a home. As FDR stated, " A nation of homeowners is unconquerable." Home ownership not only brings personal satisfaction it builds community, and creates jobs. Many studies including a Harvard study on The Social Benefits and Costs of Home ownership and the National Association of Realtors August 2010 Social Benefits of Home ownership and Stable Housing bear this out.

Hawaii ranks 3 times in top 10 for Vacation Adventures

We know Hawaii is special but its nice to see other folks think so too. US News just ranked 3 Hawaiian islands in their Top 10 Vacation Adventure Sites. Kauai came in at #3 and Maui right behind at #4. The Big Island of Hawaii was at #7.

Beyond the toes in the sand and swimming in the warm Pacific waters the islands offer everything from Kayaking to Zip Lining across lush cliff tops. Hiking is great on all the islands and Kauai with its "Grand Canyon of the Pacific" has spectacular scenery and what can be as spectacular and peaceful as Hiking in the dormant Volcano of Haleakala on Maui. The Big Island boasts one of the largest cattle ranches in the country and Horseback riding can be enjoyed there and on all the islands. Maui and Oahu even have Polo.

The REO Market has recently had changes in Hawaii due to Act 48 which was enacted in May of 2011. The Act stipulated that there be a moratorium on foreclosures and that the lenders had to meet with homeowners prior to foreclosing on their homes. If foreclosure went forward they would have to file a Judicial foreclosure which costs time and money for the lender.

We had inventory "shadow inventory" that the lenders are still able to process and sell as long as the Maui foreclosure happened prior to the new law's date. Currently there are 55 Residential Foreclosures showing active on Maui's MLS and 36 Condos compared to short sales at 68 for Residential and 62 for Condos.

Many owners knowing that the courts are tied up are waiting it out. Others who once tried to get a loan modification and were turned down are now trying again. Leverage is there now that the banks have to go through the Judicial foreclosure process.

I've represented over 75 Maui short sale owners and I am encouraging folks to modify if they can. If not short sale is an excellent option. The Judicial process may be slow but one bad potential outcome is that they lender asks for a deficiency judgement for the balance owed. In the non-judicial process lenders for the most part forgave the difference, but if they have to spend time and money they may not be as willing.

Maui County Property Taxes for Homeowners May Rise

Tax Exemption to be Lowered &
Property Tax Totals Up for Owner Occupants

The Maui County Council Budget & Finance Committee approved last Tues to look for revenue in the current Property Tax Homeowner Exemption. Currently resident owners are given a 300k deduction of the tax basis and a lower per $1000 rate for calculating their property taxes.
The rate recently went from $2.00 per 1000 to $2.50 per 1000.

Now the government is looking to the deduction portion and wants to lower the 300k to 200k.
Initially the 300k increase came about due to skyrocketing real estate prices on Maui. Now that we are back to pre increase for average sales prices they want to take that back down to the lower level. Maui currently has much higher exemption and rates than Oahu.
While good in theory I would argue that the job situation was a little different back then and people were not struggling so hard. We do have some of the lowest property tax rates in the nation and state so I would look for this to pass.

New HI Foreclosure Law: What you should know...

Act 48: Hawaii Relief has arrived in the form of our new foreclosure law just enacted. This gives real power back to the people and makes lenders meet face to face with the borrower prior to foreclosure.

Many of our short sale clients have complained (and rightfully so) that they felt disenfranchised from the process of negotiating with their lender for a loan modification. In some instances they were told by their lender unless they were late in payments they wouldn't get modified. So late payments equalled bad credit and the banks still didn't modify their loan, and many times claimed paperwork was "missing" or not turned in. These were the same excuses from lenders that we have seen for years working with short sales.

Overseen by the Department of Commerce & Consumer Affairs, Office of Administrative Hearings, with assistance from Judiciary this new law will require lenders to file with the Department prior to foreclosure process beginning. The Dept will then notify all parties and if an owner occupant (having lived in home for 200+ consecutive days) wishes to mediate then both parties are given date/time to meet. There are minor fees involved required from both parties.

If the Mortgagee is pursing a non-judicial foreclosure both parties are required to participate. The program is slated to begin on or before Oct 1, 2011 and not end until Sept 30, 2014.

Certain requirements from the owner are required including list of items to bring to the negotiating table.

BUYERS MARKET ON MAUI- THINK AGAIN:

We have all been lulled into the "market is falling" and will continue to go down, shadow inventory, the bottom hasn't arrived thinking.
If you are looking for a condo under 200k in Kihei you may need to rethink that.

In today's search on MLS 0 yes I said 0 condos came up. Doesn't sound like rock bottom pricing and lots to choose from to me.

If you raise the bar to 250k you only get 7 properties. We have people with cash in hand searching on Maui right now for deals, so if you are a buyer you are competing for one of 7 condos. This means you can't underbid and chances are you will be in a competing bid situation.
Condos that have been on the market for months have been claimed now.
Be prepared to know the market prior to shopping for a home.

According to the Recent Article by The National Association of Realtors many areas of the country are seeing a jump in home sales. (see link to full article below)

Maui is no exception to this trend. Our market is showing healthy recover indicated in our statistics (available at http://www.fineislandproperties.com/) and the movement we are experiencing as Realtors on the street. In the last month there has been an upward movement for showings and offers on our listings. REO (Foreclosure) listings and listings below the 450k can expect multiple offers if priced well.

Our luxury market is a little slower but it picking up nicely as well. REO and Shortsales are not as prevalent but showing up slowly and there are very well priced for our luxury markets.

What is being done to help Homeowners

I wanted to share this with our readers. I received my weekly US Dept of the Treasury report and it had some interesting information regarding preserving home ownership.

Under the Home Affordable Modification Program (HAMP) there are numerous ways for homeowners to seek modification on their loans to save their home. Even if you have tried modification in the past and have been turned down I encourage you to contact your lender regarding their participation with the HAMP program. Phyllis Caldwell's Dec 1st recent testimony before congress outlines many of these options.

Program Guidelines Include:
1. Homeowners must be evaluated for loan modification prior to foreclosure.

2. Suspension of foreclosures for homeowners who have applied for HAMP.

3. Evaluate other options for homeowners who do not qualify for HAMP.

4. Provide written explanation and give homeowners 30 days for appeal if denied modification.

Technology tickles me. I love the aha moment when I see the benefit of helping our clients by integrating the latest technology. So far this year Docusign (electronic signing via email) has been the biggest hit with the clients we serve. Years of trying to print 22 page contracts and having fax jams and running out of ink and paper are gone.

We utilize Docusign for our clients so they only have to open their email and click through the offer and it

sends it back to us or on to the next party in line to sign.

Fall means Pumpkin Patch time

On Maui most people think the fall colors we enjoy are just the oranges and reds of our sunsets. But the other side of Maui (Upcountry) holds many of the traditional treats that mainlanders know and love. Our family went to the Kula Country Farm today and had a super fun time at the Pumpkin Patch. The Kula Country Farm not only has the Pumpkin Patch, but U Pick Strawberries, an example of a hydroponic garden, a corn maze, flower farm, and of course horses, goats, chickens and cows for viewing. We picked our favorite pumpkins and I found some fresh limes, and a vine ripened tomato for our dinner too. When visiting Maui or even if you live here don't forget to head up Haleakala Hwy and you will be pleasantly surprised at the country atmosphere there. Now go pick your pumpkin before they are all gone...

Maui June Real Estate Statistics out are Mixed

Maui June Real Estate Statistics are out and the menu is mixed.
Many of these sales are still a result of the first home buyer tax credit which had to close by June 30th.
So volume of sale was up as expected, but prices are flat to decreasing.

Residential units rose to 43% but w/average sales price up 2% and median down by 7%.
Condo units rose to 64% volume sold, but had a harder time with the pricing with average sales down 11% and median down 32%.

That is painting our picture here on Maui at this time. If it is below median and priced right it is selling, but the higher price and lets wait and see isn't working. Our current absorption rate for residential and condos is over 13 months making it still very much a buyers market.

The biggest surprise to investor and buyers at a lower price point is that you are competing and homes/condos that are great values like most REO properties have multiple offers at or above full price within a day or two so having an agent who is hardworking for you and stays on top of the inventory is a great asset.

May Maui Real Estate Statistics

MAY MAUI REAL ESTATE STATISTICS

Our Real Estate Statistics are out for last month. Published by the Realtors Association of Maui these stats give us an indicator of the past market performance and by keeping updated month in and month out we can sometimes see trends.

Last month we had a total of 81 homes sold and 104 condos. Residential Avg Sale price was up 5% but the median lagged down -9%. Condos were way up in volume 59% but Avg Sale price was down -9% and median down to -34%.

Our markets just like anywhere are local and what applies in Kihei may not apply in Kula, or the same can be said comparing Wailea to Kaanapali. It is important for you to consult with a local full time Realtor team like ours to really have a stronger grasp on how the statistics can impact your home buying or home selling.

My Short Sale Was Approved, Am I Good to Close?

Short Sale Approvals:

Short sales receive 3 distinct types of "Approvals" prior to an actual escrow being opened.

Our Maui Real Estate Team: Fine Island Properties has been involved in over 40 shorts sales in the past couple years. The rules of short sales do change very often, but the approval process has pretty much held.

The first type of approval is the approval a seller may receive by the lender prior to listing the property.

The seller may have gone over their options with the lender and the lender may have advised/approved of

them to list the property short sale.

The second type of approval is where the negotiator for the seller's lender states that they have "approved" your offer. This is the first step in a two step process. Once the buyer and negotiator have come to terms for

the amounts on the file using the guidelines the negotiator follows another level of approval is needed: The Investor approval.

The third type of approval is the Investor who owns the loan. They are the ultimate decision maker and sometimes counter their own negotiators guidelines. Be sure that when you are "approved" that it has the Investor blessing. A final written letter will come shortly after a verbal or "Equator System" approval.

Back in 1928 poet and writer Don Blanding wrote in a newspaper that a holiday should be held in Hawaii to honor the custom of making and wearing lei. Fellow writer Grace Tower Warren came up with the idea to celebrate this on May 1st and is credited with "May Day is Lei Day".

If you are ever at the Honolulu Airport one of the best treats is to visit the lei making booths just outside the drop off areas for the main terminal. They strand the most beautiful fresh lei there.

Most of our celebrations for this day are held at the schools each year in May. There is a big celebration with a king and queen along with royal court. There can be conch shell blowers and Kahili bearers too. Hula is danced and lei are worn. As a parent it is a proud moment to watch your child in the fun May Day/Lei Day celebrations.

My son Joseph (Kenui) was chosen to represent his sophmore class at St Anthony Jr Sr High School this year by performing a hula. Can't wait to see it.

My Maui Tax Bill Seems Too High

You have just received your property tax bill in the mail from Maui County. It seems high to you and you know the neighbors home just sold for 100k less. "What is up? Can I file an appeal?"

First know that the tax assessed value is based on 1 1/2 years ago values. An appeal will have to show that
the market price for your property 1 1/2 years ago is 20% less than the assessed value. 20% is mandatory number per Maui county code.

To file an appeal you pay $50.00 at the tax office and then wait approx. a year to get your appeals hearing. Approx 98% of the filers will fail to win their case.

How much are the current Interest Rates?

I get asked that question on a daily basis and my answer is that it "depends".
When purchasing a property the interest rate a lender will offer you can depend on many factors
and not just your credit score. How long you have been in your job, what you earn, what money you are putting down can play a part in the rate and points you may pay.

That is why I always suggest the first stop for any buyer is the Lender. Once a lender gives
you a good faith estimate based on your information then you can decide if that payment is
comfortable for you and if so then start shopping.

Once you are quoted a rate you also need to understand that unless you pay to lock it in rates change daily. Rate locks generally are for 30 to 60 days. Since it is highly unlikely to close a loan in 30 days I recommend trying to get the 60 day lock. It is very important to be working with one lender by the time you are placing offers so that together we can coordinate price and terms with your mortgage lender.

Agriculture on Maui

I read a great article the other day in the Living Maui Style magazine. In the article Tom Blackburn-Rodriguez spoke with the Executive director of the Maui County Farm Bureau, Warren Watanbe about Maui's Kula Agricultural "Ag" Park. Most people when they think of Maui think of beaches, and when it comes to our fruits a pineapple, maybe some mango and papaya trees come to mind. Most visitors don't get a chance to learn about our fabulous farms Upcountry in Kula that grow mouth watering vegetables and other fruits not commonly thought of as "Maui" like strawberries.

The Kula Ag Park has 445 acres on 31 lots farmed by 26 farmers. Watanbe has a sustainable goal of 50% of residents food coming from our crops here in the islands. Currently it is estimated according to the article that we import 85% of the calories we consume. Crops like Maui Onion, Strawberries, Lettuce, Cabbage, Berries for Jams, tomatoes and herbs are all grown on Maui. There are many "fruit and vegetable stands" and a large one on Lower Kula Highway makai side of the road on the way out to Ulupalakua, but many of our locally grown products can be found in any grocery store.

Less than a Full Renovation

In the latest Realtor magazine there was an article called "Small Projects, Big Bang" by G.M. Filisko. They mentioned the Cost vs. Value report that is done yearly. If you would like a copy please email us at FineIslandProperties@gmail.com

They also listed 10 Big Impact, Low Cost projects and in these tough economic times it was a timely article and I use this information when listing properties myself. I would like to share a couple of their tips with some tips of my own.

Staging was all the rage and then when the market dropped and sellers were counting every penny it was a very needed service that unfortunately fell by the wayside. You can work with your Realtor to get staging ideas if you can't afford a professional stager. We see many homes and know what the buyers are looking for. This information if followed translates into $$$ for the Seller.

1. Tidy Cabinets. Along with their suggestion of tiding kitchen cabinets it is wise to take apart your linen closet and fold nicely your things and de-clutter to show there is even more space available. The same goes with your clothes closets. Don't under estimate what is behind your doors.

2. Replace Light Fixtures and Faucets. This is a relatively inexpensive way to bring an outdated room up to modern standards that today's buyer wants and expects. New faucets replacing older pitted or outdated looking ones is another great tip.

3. Garage. In addition to their wonderful suggestion of installing a touch entry pad for roughly $425 it is important to make your garage spacious and neat and tidy in addition to the rest of the home.

4. Last but not least: Landscaping. Don't ignore a tired lawn. Cut and Hard edge your lawn. Fertilize your lawn & your plants, pull those weeds and add a couple potted plants with some sophisticated plantings by the front door.

A little can still go a long way and add $$$ to your pocket when selling your home.

Foreclosure Filings for Hawaii

When we speak to buyers many are looking for Foreclosures so I thought I would give you an update on the filings for Foreclosures in the State of Hawaii. Filings are different from actual foreclosed homes which are listed as REO. Many homes that are foreclosed on are sold prior to being listed as REO at Auction so buyers can obtain property at auction too. Fine Island Properties Team can assist our mainland buyers by being your representative at the auction. Buyers just be prepared to place usual minimum of 10% down.

In November state wide their were 872 filings up from last years 393 number. (figures from Realty Trac). This is slightly skewed as it counts filings which can reoccur on a property. Lender repossessions (future REO) accounted for 196 of the filings. The Fine Island Properties Team has listed 3 REO's in the last month. Default notices were at 96 as compared to 76 from a year ago.

Per the Honolulu Advertiser local attorneys feel this number is low as many defaults are not handled through the courts and sometimes aren't publicly available. Realty Trac also includes numbers that are for commercial property, condotels, and time shares which can paint a much broader picture. At Fine Island Properties we see more Investor buyers in trouble than Maui residents who live in their homes although due to the tough economic times we are seeing signs that direction too. Demand for Real Estate is up but we feel due to more layoffs, furloughs, and tax reductions the sellers on Maui are still up for a challenge.

Hawaii is ranked 15th worst in the nation with one filing for every 581 homes, but better than the national rate at 1 per 417 homes and much better than the worst: Nevada at 1 in every 119 homes. Oahu has 1 in 905 homes , followed by Kauai at 1 in 379 homes, then the Big Island at 1 in 341 homes with Maui being the worst at 1 in 330 homes.

New Maui MLS rules don't protect the seller :(

New Maui MLS rules are not designed to help sellers in short sale...

Our board recently decided to have all offers submitted on short sales trigger the active status to pending on the listing in the Maui MLS system even though escrow isn't opened and the seller may still be allowed to accept other offers till their lender approves one per the listing and sales contracts.

This doesn't protect the seller as many times multiple offers are needed to get the lender to approve the short sale, buyers of short sales are often fickle and drop out prior to lender approval and a host of other reasons.

So if you are a buyer looking for Maui short sales, you had better hope your agent knows of this and diligently cks and calls on the pending sale short sales too.

How Long Does a Short Sale Take?

QUESTIONS & ANSWERS:

How long does a short sale take? Does the Fine Island Properties Team have experience in short sales?

This is not a one size fits all answer but in looking at the process for short sale the minimum time period for an approval prior to start of escrow is one month. Average time is 4 months and then a 45 day escrow unless you are paying cash. In our over 50 Short Sales in Maui over the last couple years, our quickest short sale was completed in approx 60 days total and the longest wait is still running at one year. Each bank has different criteria they use to review and then send on to the investor on the loan for approval. Different investors/groups of investors may also have criteria they are willing to accept. That is why there are no hard or fast answers. We do see certain trends with various lenders and share these with our buyers/sellers.

When an offer is accepted the Title/Escrow company must first draft a HUD statement estimating net proceeds to the lender. This statement sometimes takes time due to needing amounts from condo assoc., etc. After paperwork is submitted it takes approx one week to upload into the lender's system. After this hopefully you are assigned a negotiator that reviews the package for completeness. Then an appraisal is issued and this generally takes 3 weeks to be done/uploaded into the system. At this point a escalation of file to a new negotiator in phase 2 is done. They review and submit to investor. If approved a new negotiator is sometimes assigned/not always. This seems like a simple process but if file is missing something you generally start all over again. Financials from the seller must also be resent each month and this causes more delay.

Relief for Tenants Renting a Foreclosed Property

We were given notice today that relief is on the way for tenants that find themselves in the unfortunate situation of renting a foreclosed property.

The government passed legislation (read article from RAM below) that will give tenants time to move out if they have a lease. If the new owner wants to occupy or there is no lease than tenants won't have it as easy. Most lenders foreclosing in Maui offer "cash for keys". They offer the tenant a substantial some that would allow them to even pay a mover to move them out of the home quickly. It is good the government is stepping up and giving tenants a "safety" net.

What is the fundamental issue?
S. 896, the “Helping Families Save Their Homes Act of 2009” included some provisions to protect tenants from eviction as a consequence of a foreclosure affecting the property being rented. Many examples were seen of families living in rental housing throughout the United States who were evicted without any prior notice when the home where they had lived was foreclosed upon. Much of the time, the rental family had no idea the home was in delinquency or subject to foreclosure until their eviction.

Notification will have to be provided to tenants of rental housing before they can be evicted following a foreclosure.

NAR supports programs to reduce the impact of foreclosure on communities.
Legislative/Regulatory Status/Outlook:
Under the new law, which went into effect on May 20th, tenants will have to receive 90-days notice prior to being evicted, when their rental home is foreclosed upon. In addition, tenants must be allowed to stay in the property through the end of their lease, with two exceptions:* The new owner wants to occupy the property as a personal residence, and* There is no lease (month to month), or there is a lease but state law allows the lease to be terminated at any time upon notice.Even under these exceptions, the tenants must be given 90-days before they can be evicted. Notification must be provided by the “immediate successor in interest”. In some cases, this notification will come from the bank (when they assume the home), and in other cases it may be the new owner. Much will depend upon state law. A number of states have existing laws protecting tenants. This law will preempt existing state law, except where the state law offers greater protection.The protections of this law apply only to “bona fide” tenants – who have a written contract, the lease was the result of an arms-length transaction, and the rent is not substantially less than the fair market rent for the property. Under any conditions, tenants may still be evicted if they violate the lease terms.These provisions expire on December 31, 2012.

"These Times They are a Changin"

Just like the Bob Dylan song the Real Estate Times are a Changin in many ways. It is starting to ADD UP to be a great time to buy.

1. Tighter Lending Guidelines, Longer time to be approved, but the good news is its a GREAT TIME TO BUY: Yes especially for First Time Buyers because not only are there great rates, home prices, but there is FHA(3.5% down), USDA (100% financing) and an 8k Tax Credit from the US.

2. Sellers still are a little in denial about the economy and are a little above correct pricing for the most part in my opinion for Maui. I think we will see pricing especially in the mid range and high ranges coming down a bit more. Remember timing the market is like dropping a rubber ball. When you see it hit bottom it is already back on the way up.

3. Buyers who think they will get a "steal" might be in for a surprise. When a home is priced right there are many chances that you will be competing w/other savvy buyers and some homes are selling for over asking price.

4. REO and Short Sales can be a nightmare. In some cases, but use an "experienced" agent who knows what to ask for up front and the deal may go smoother than the horror stories you are hearing about. We closed 1 Short sale this month, and will close 2 short sales and an REO next month.

Even though the Big Island (Hawaii) has the active volcano on days like today on Maui you would think it was Haleakala puffing away. We are coated in VOG (Volcano Ash more like Volcano Haze)

Up until the last few years Maui hadn't been so affected by the VOG, but this past year Pele is sending more VOG our way. So I tell my Maui Buyers if you have allergies, or asthma to stay indoors and drink plenty of water. VOG may also give you a headache.

It is however a small price to pay for living in paradise.

Yesterday I was feeling a little down. The weather being overcast and rainy was probably the cause along with some work hardships. I had to go to get new Real Estate Photo taken by Mike Sidney of Mike Sidney Photography in Wailuku. I was running late due to rainy traffic, & feeling stressed. I felt bad cause Mike is a very punctual kind of guy. I've worked with him before. When I arrived he immediately must have sensed something, because he told me to relax, and take a minute to calm down.

I felt better already that someone was just caring instead of "oh your late" type of thing. Then after the shoot he handed me an envelope. Mike & his wife had just come back from Japan and while there he posted he was going to see Cherry Blossoms. These are my very favorite thing so I posted back please take a pic for me. Not only did Mike take a picture, he created a surreal piece of gorgeous art with a branch of a tree hanging over the lake. Next post if he allows me to I will share the picture with you all.

He presented this picture to me as a gift. I was so touched I burst into tears probably alarming Mike so I tried to quickly get myself pulled together. This was the kindest thing anyone has done for me in a long time. It reminded me to not forget the Aloha on Maui and that I will pass this Aloha on. Together we can surely affect many people and bring Aloha to them to.
I am going to do one awesome thing for one of my Maui Real Estate Clients and a friend this week just to show Aloha is alive and well on Maui.

Update on Making most of New Year

In addition to my Maui Real Estate career I had promised to make some changes and one big one was to audition with my son Joseph "the actor" for a role in Grapes of Wrath. This is a MAPA (Maui Arts and Performing Academy) production directed by the genius talent of David Johnston.

His imagination for the world of the Joad family is incredible. I am in awe of all the hands it took from sets, costumes, lighting and the very talented actors in this show to make the world of the Joad's come alive. I feel priviledged to have a small part in this production. We opened the play last weekend and the play runs tonight Sat 730pm and then closes next weekend. We have 3 shows next weekend Fri/Sat 730pm and Sun 2pm. Hope you can come out and see it. For Tickets call MAPA (244-8760) are $16.00.

Sands of Maui

I go to the beach for different reasons. Here on Maui we have beaches for snorkeling, swimming, walking, surfing, people watching, and more. One reason that some people including me think of when I want to choose which beach to go to is the SAND.
On Maui we have black sand, red sand, yellow sand and white sand. I'm sure I'm missing a few colors. On the Big Island of Hawaii there is even a Green Sand beach.
It isn't just the color it can also be the texture I want. If I want to people watch, tan, or walk I'm def. heading for Sugar Beach, or Keawakapu because in addition to the long stretches of sand it is sand that is soft on your feet. Baldwin Beach will do too, but the sand there is coarser.

If I want to go somewhere exotic I'll head out to East Maui and visit Wainapanapa State Park where the black sand beach turns to black round rocks. When the water washes over them it makes a hissing sound that is lovely to hear.

Bringing your Pets to Maui & Avoiding Quarantine

Many of my clients are like me. We have pets. I personally have an old Border Collie (17yrs) named April and a 6 year old rabbit named Pepper. They both know how to ask to be let in and out of the house which in the case of the rabbit is a little annoying as he does this for fun and not for use of the "potty box".

ANY WAY--- For you pet lovers out there Hawaii does allow with proper health ck pets like rabbits to come directly with you to Hawaii. If your pet is of the cat/dog variety it will have to go through a series of steps including mirco chipping, shots, health ck, etc. which MUST and I'm stressing the MUST be in the appropriate order/time frames in order to avoid Quarantine.

Hawaii is a rabies free state and used to have a mandatory 3 month quarantine for dogs and cats coming to the islands. Now if you prepare on the mainland you can have your pet come to Hawaii quarantine free (5 day or less program) in most cases.

Are you making the most of the New Year?

Aloha:

I asked myself at the beginning of the New Year: How will you make the most of 2009? Are you buying into the negative reports regarding the housing market? Will I have a job at the end of the year?

The first answer was No, I needed to step up the why do we all work and start infusing my life with new adventure. I was def. stuck in the middle age rut. The first week of the year I went ziplining. Hadn't done that in 30 years and it was just as scary and as fun as I'd remembered. This week, I'm trying out for a play. I haven't acted since High School, but that won't stop me from trying new things. This after all is a NEW YEAR! Yes, I Can!

That brings me to my job. I love what I do. I am a REALTOR and proud of my profession. I am going to make it to the end of the year as a REALTOR!!
I am trying to look at the glass as half full. We are for sure down in volume sold. Does that mean it is a bad time to buy? Not for first time buyers who can get fantastic rates and a home price they hadn't seen for years on Maui. Not for someone trading up (they will sell for less), but they will also buy for less.

My point is that it can be a Great, Adventurous, Good time to BUY 2009 and I for my part will do the best job I can to help anyone looking to see if it is the right time for them. Hotel occupancy on Maui is at a very low point. The Maui News reported that "Maui suffered the biggest drop in hotel occupancy in the state in September, to only 56.8 percent. That was 20 percent below the 71.6 percent enjoyed in September 2007..."

We are hearing that occupancy isn't due to rise until December. Mick Fleetwood Blues Band at the MACC

Oh what a Night!! We had the best time this past Friday at the MACC (Maui Arts and Cultural Center). Only on Maui do you see top notch entertainment in one of the most refined venues. Enjoyed Mulligans who catered Friday and had a cocktail prior to the show. Vince Esquire Band opened. Just when you thought they couldn't sound any better they did an Emeril and "Kicked it up a notch".

What can you say about Mick Fleetwood, other than GENIUS! We went down memory lane to the roots of the Fleetwood Mac sound that was steeped in the Blues. "Black Magic Woman" was awesome along with Mick's solo. Did I mention this was a Benefit concert for our beloved MACC.

Dancing in the orchestra pit was tight but good fun. We went with a group of friends and had the best time in recent memory.

The Mick Fleetwood Blues Band is off to Germany. Any chance to enjoy this band don't hesitate! This is a MUST SEE.

Maui still a bargain for Canadian buyers

Maui is still offering up bargain priced properties and this is a super time for Canadian buyers to take advantage of our warm weather and a condo at a great price too. When thinking bargains don't just think low low. Many resort areas that previously would sell 1.5 to 2million are offering up deals much lower. Lenders in US are still looking for 30% down to buy. (only downside).

Short Sales on Maui

A Short Sale is when a Seller sells their property for less than what is owed to the Bank. The Lender has to approve a Sellers financial position and their hardship reason to do this. The Lender also has to approve the sales price and all expenses related to the sale.

This can be a win/win for Buyer and Seller. The Seller is in most cases forgiven the debt or "short" and the Buyer can potentially pick up a property for less than market value. In my experience with Short Sales that amount can vary and sometimes not be far under Market Value.

Armed Forces Day May 17th

May 17th is Armed Forces Day. President Harry S. Truman wanted to create a single day to replace separate Army, Navy, Marine Corps, and Air Force Days. All Armed Services branches were now under the Department of Defense and in 1949, Secretary of Defense Louis Johnson announced the creation of an Armed Forces Day.
This is the day, we as Americans honor those who serve our Country. This year many of our soldiers are away from home and risking their lives. We honor their service and sacrifice.

Hawaii Fishing and Hunting

Aloha to all you sports lovers out there. My husband Doug says Hawaii was made for the "boys".

In addition to time honored activities of sunbathing, surfing, snorkeling and diving Hawaii is very famous for Fishing and Hunting.

According to a recent article in Pacific Business News Hawaiian Hunters and Anglers spend more than $154 Million Dollars per year on the two sports.
The sports support over 2500 jobs here and create over $71 million in paid wages.
Hawaiian Anglers and Hunters generate $14 million in state and local taxes too.
That is definately big business, but it is also big fun.

If you Google Hawaiian Hunting and/or Hawaiian Fishing you will find great information about the different acitvities available and what island is best for certain types of fishing or hunting.

Maui Real Estate: 2007 The Year the Bubble Didn't Burst

This year on Maui has seen it's ups and downs, but one thing is for sure, our bubble didn't burst.

While Maui County like many regions of the country experienced tremendous price declines for Real Estate, unlike many regions that have had major price corrections and are still not selling, Maui is. To date * Maui County has had a 13% increase with 944 homes sold compared to last year's total of 836. Condos experienced a 5% decrease with 1018 Condos sold compared to last year's sales of 1077. Though some areas like Lahaina and Kihei saw reductions Central Maui's new single family home sales bolstered its gains for a 66% increase. Lanai had 16 recorded single family homes for an increase of 45% and Molokai had 3 recorded sales with a decrease down from 12 sold the previous year.

Average Sale Price for Maui County was down only 6% for Single Family Homes from 2006 and Condos edged up 1% over last year.
The Median (1/2 below and 1/2 above) Price for Single Family homes was $625,505 and the Condo Median Price came in at $545,000.
The more populated condo areas of Kihei and Lahaina saw little to no change in the median while Maalaea experienced a 21% decrease.
Many areas of the Mainland are experiencing tremendous loss in price and sales volume in comparison to Maui. I can remember a time when it was more of a sellers market that I would advise that single family homes started around 500K. Now there are several great buys in the 400's. Condos are available starting around 150K. There is still only one Hawaii and I know many of us feel very blessed to live in such a fabulous place.

While many people focused on prices going down the focus for many of us was the Lending Crisis. This was a tightening of lending standards that was long overdue. Adjustable rate mortgages were given to borrowers who in many cases could not afford the payments when the rates went up. To assume as many did that our interest rates would remain so low was risky business. This put many lenders out of business including several in Maui County. Lenders are telling me now that even though our rates are historically low, they are telling their borrowers not to count on the rates remaining so through 2008. Only time will tell as many factors affect mortgage rates, but if you are a qualified borrower it is still a great time to buy. According to Kim Hauisen of Aloha State Home Loans "If prices go down by 2.5% and Rates increase more than 1/4% you will pay more in your monthly mortgage payment so by focusing on one area over the other you may end up paying more in the long run."

So to people who say it isn't a good time to buy I say respectfully that they are not looking at the real picture in Maui County and perhaps are being unduly influenced by Mainland news. Real Estate is a local market and not a national one. By watching our local market and working with a qualified team including an experienced Realtor and Lender you may make a great purchase of a home or condo in 2008. We have seen some reasonable corrections in pricing and better lending practices to make this year a good time to buy. Our bubble definitely hasn't burst.

Hawaii ranks 3rd healthiest state

According to a Nov 5th article in Pacific Business News Hawaii is ranked 3rd in the country by a national health study. Vermont and Minnesota were first and second. Hawaii was noted for having more people covered for health insurance and was ranked one of the lowest states for preventable hospitalizations, cardiovascular & cancer deaths.

According to the article Hawaii is up from 4th place last year. The report covers areas of disease, infant mortality, high school graduates and more to determine an overall picture of health for a state. It takes into consideration environment and the work place too.

Some of the best gains are in poverty area for children which decreased from 20.7% in 1990 to 10.5% in 2007. Hawaii has a lower than average death rate from cancer and cardiovascular disease than the national average, and we have an uninsured population of 8.8% compared to the national average of 15.8%.

These statistics bear out what many of us who live in Hawaii have already found. The climate, the less stressful atmosphere (due to the aloha spirit) and the multitude of activities that are available along with the fresh fruits and vegetables combine to make this a happy and healthy place to be.

Hawaii a Top choice for new & returning visitors

A new study that was done by the Hawaii Department of Business, Economic Development and Tourism was released.
It shows that 2/3 of U.S. Mainland visitors that came to HI in 2006 gave an excellent rating of their trip.

Of the visitors to Hawaii over 85% who vacationed here last year were likely to recommend it to friends and family. The study showed Maui and Kauai were the most favored island destinations by visitors from Hawaii's largest markets.

Some activities for Maui being noted as a great destination were the Whale Watching, Swimming, Snorkeling, Diving, Surfing & Hiking. Shopping and great restaurants are here as well. Just to note if you have more adventure in your soul there is a company here that will take you ziplining through the trees upcountry. On Maui there is also horsebackriding, helicoptor tours, & exploring jungles and waterfalls too.

Transient Vacation Rental Update (TRV) for Maui

Just wanted to update our Real Estate clients who are operating or are thinking of purchasing a Maui home for vacation rental either in addition to it being a primary residence or not being their primary residence.

Since July 3, 2007 when Maui County Planning Dept. Director Jeff Hunt started to enforce vacation rental owners operating without permits a lot of meetings and for and against enforcement articles have been in local news.

Owners are only allowed to honor their guests booked till the end of this year. Owners have also received notices requiring them to discontinue business or face high daily fine rates.

Most owners speaking out say that they were told since the County's process was taking years to grant a permit, and the county encouraged them not to worry about permits, they only worried about paying taxes for their vacation rentals.

The County side seems to be that the two previous administrations were wrong in not taking enforcement seriously and it spurned a growth in non permitted vacation rentals on Maui, with some not paying their share of taxes.

There doesn't seem to be a happy ending for this issue on Maui and it seems that any resolution will take some time. This is very important for anyone purchasing property on Maui and thinking that they will supplement their mortgage by doing vacation rentals. There are very few that are operating now with permits and it is important for buyers to take note.

What does Subprime Meltdown mean and how did this come about?
Many Subprime and Adjustible home loan rates have moved dramatically higher, due to the Federal Reserve Boards recent rate hike cycle. So as these rates are adjusting higher (and homeowners payments right along with it) the homeowners are finding that they are unable to keep up with the dramatic increase in payment. In the past homeowners could put their home on the market, realize enough profit to cover any prepayment penalities associated with their home loan and literally move on. But the soft real estate market isn't making this quite so easy any more and houses aren't selling as quickly and the home appreciation rates enjoyed in the past have moderated.
How does this impact our Buyers and Sellers?
In the short term, home loan rates are benefiting, as the stock market is taking a beating, causing money to flow into Bonds and Mortgage Backed Securities, which benefits the buyer who needs a lower rate and opens up a bigger pool of buyers for a seller. But the long term picture may spell higher interest rates ahead, as lenders have to absorb the cost of the loans that went belly-up, combined with the cost of increased compliance and accountability standards. Now more than ever it is clear that buyers and seller need to work with a Real Estate Professional and Loan Specialist that can ensure that their dream of homeownership is viable and that the transaction doesn't fall apart.
Because of recent events, credit and lending standards are tightening. What should our clients know and can they do anything to help them prepare for the loan process?
